The first job to cross off your list when you start a property search is figuring out your finances. Set yourself a budget before you start browsing listings or scrolling through online galleries. Research and compare mortgage offers and work out how much you can afford to spend. It’s wise to avoid stretching yourself too far. Once you have a budget, you can search for properties that fit the criteria and rule out any houses or apartments that are not affordable.
Choose a location
For the majority of buyers, location is the top priority. Before you start your search, think carefully about where you want to live and how far you’re willing to travel from your first-choice neighbourhood. Often, it’s possible to access a wider range of properties, or get more for your money if you’re open to expanding the search area, particularly if you’re buying your dream home in a sought-after location.

Images aren’t always accurate or complimentary, and if the size, location and layout work, it’s worth arranging a viewing even if the images aren’t perfect. View different styles of homes and think about what you really want. It’s helpful to consider if you’d be willing to compromise to make it easier to find a property within your chosen location or price bracket. Perhaps you’d be willing to sacrifice a spare bedroom or move the boundaries by a mile or so in exchange for a fabulous garden, for example.
Be prepared to negotiate
If you find a property you adore, the next step is to arrange another viewing and make sure that you love it as much the second time around. Try to think practically and use your head and your heart. Consider whether the house would work for you and take your time to make a decision. If you do decide that you want to proceed, be prepared to negotiate with the help of your agent. If the property has been on the market for a long time or the market is slow, you may be able to drive the cost down. If the house has attracted a lot of interest, or properties are selling in days, rather than weeks, it’s wise to think about going in at the asking price to secure it before more buyers visit.
